Charter Management Croatia
In simple terms, Charter Management Croatia (CM) is the complete care of your sailboat and the guests who sail on it.
This includes everything from the first inquiry to the final check-out at the end of their vacation and beyond, as we prepare and maintain your boat for the next season.
To break it down further, there are two key options from both a financial and ownership perspective:
The boat owner entrusts their yacht to us for full charter operations.
Our responsibilities include securing a marina berth, organizing maintenance, finding bookings, and providing full support to guests who charter the boat.
The owner’s share covers expenses like berth fees, insurance, and periodic replacement of parts to ensure the boat remains in top charter condition.
The charter management’s share covers all operational costs, including agency commissions, labor, and marketing expenses.
Under this Charter Management agreement, the gross income is divided into two parts:
the owner’s share and the charter management’s share.
- The owner’s share covers expenses like berth fees, insurance and periodic replacement of parts to ensure the boat remains in top charter condition.
- The charter management’s share covers all operational costs, including agency commissions (we work with over 200 booking agencies worldwide), labor and marketing expenses.
The percentage of income allocated to the owner depends on the type of boat, the number of weeks reserved for the owner’s use, and the duration of the CM agreement.
For legal compliance, each boat must be owned by a Croatian legal entity and registered under the Croatian flag.
Since Croatia’s EU membership in 2013, it has become easier for EU citizens to register their boats under an EU flag and conduct charter activities in Croatia through an EU-based company.

Sail Your Boat – Owner’s Weeks
Owners are entitled to up to 4 weeks of personal use during the charter season, which runs from April to October.
This includes a maximum of three weeks in the high-demand months of July and August, with no more than three consecutive weeks at a time to ensure the yacht remains available for charters.
To secure your preferred sailing dates, we encourage you to reserve your owner’s weeks well in advance.
It’s important to consider that the more time you spend on the boat during peak charter season, the less income the yacht will generate from charters.
However, for those seeking even more flexibility, you can take advantage of extra owner’s weeks outside of the charter season, enjoying quieter waters and unique experiences.

Leasing – Financing solution
We work with the most popular banks in Croatia, which can offer Leasing options to our clients.The Leasing program is approved by the bank, and the conditions will depend on the client’s company history and market conditions.
Usually, the Leasing lasts for 7 seasons or 84 months, and several points need to be defined:
- Value of the down payment
- Interest rate
- Ballon payment (1% or 15%)
- Leasing supplier (Erste Leasing, OTP Leasing, Unicredit Leasing etc.)
Once your decision for the yacht purchase is defined and confirmed, you will receive an official offer from us.
You can then ask the bank of your choice for an offer.
The Leasing program consists of Finance Leasing where the bank is the owner of the yacht until the end of the program.
You lease finances the bruto value of the boat, but the VAT is refunded by the state.

- Management Fees: Our fee covers all operational aspects, including marketing, bookings, maintenance, and customer support. Typically, this fee is 35% of the charter income.
- Maintenance Costs: While routine maintenance and repairs are handled by us, owners may have to pay for larger repairs or replacements outside of the management fee. Damages or repairs caused by charter guest will be paid by charter guests, in case of bigger damages, the policy insurance is activated.
- Insurance: The annual policy insurance covers the boat usage during the season and can be activated in case bigger repairs are needed.
Earnings can vary based on yacht type, demand, and location. However, yachts like Beneteau and Fountaine Pajot are highly popular and keep their value through time, with earnings averaging between 15.000,00 EUR to 100.000,00 EUR+ (for bigger models).
Croatia has a clear and structured legal framework for yacht ownership and chartering. To operate as a charter yacht in Croatia, the vessel must be properly registered under the Croatian Maritime Code. We will handle the registration process, ensuring the yacht complies with Croatian tax and maritime regulations, including VAT, licenses, and inspection requirements. VAT is typically applicable for Croatian charter operations at 13%. The easiest way for any investors is to establish a local Croatian company (d.o.o.) which will owner the yacht. Yachts owned by EU registered companies under EU registration / flag can be exceptional allowed to do charter operation in Croatia under certain conditions.

This includes our own branded website, as well as online specialized platforms in boating and charter bookings. We also manage customer relationships and take bookings directly through our established network of clients, ensuring that your yacht receives the exposure it deserves, particularly in Croatia’s key charter destinations like Dubrovnik, Split, and the Islands. We also collaborate with more than 200 international booking agents.
The best locations in Croatia for yacht charters include popular destinations like Split, Dubrovnik, Zadar, Trogir or Pula. These areas have high customer demand for all kinds of charter guests, part will choose a base due to the proximity of international airports, other will prefer coming by car. We will help determine the optimal location for your yacht based on its size, style, and potential clientele. For example, catamarans are very popular for charter guests coming from the USA, South Africa or Australia and those clients will come by plan, so you need catamaran in a base close to international airport as Split, for instance.
No, you do not need to be involved in the daily management of the yacht. As part of our full-service charter management program, we handle everything from booking management and client communication to maintenance and crew management. You can enjoy the benefits of yacht ownership without the hassle, while still receiving regular updates on the yacht’s performance and earnings. At any time, you can check online the booking of your yacht. Invoices, VAT transactions, rapport are handled by a bookkeeping service.
